When you purchase real estate from Mystic Cobalt Investments LLC dba LandPossibilities.com through LandPossibilities.com and its affiliated companies you agree to our no refund policy.
Land ownership is conveyed through a process of filing notarized documents, called deeds, at the county where the land is located. Because of the complexities of conveying land ownership, a reversal transaction is not a simple process.
Real estate transactions are a big decision. When buying land at Mystic Cobalt Investments LLC, each sale involves a series of decisions on your part, to make sure you as a buyer are sure that you would like to proceed with a given purchase. We recommend that prior to making the decision to purchase, you complete these steps:
Once you are ready to purchase, click on “Buy Now” on the listing page of the property of your choice. The Purchasing Process is outlined below.
- Review the listing.
- Verify the information in the listing to your satisfaction. This may include contacting the county where the land is located.
- Is possibly, visit the land. All our land has GPS coordinates listed, and buyers are encouraged to visit at their convenience. While we cannot allow anyone to use the land (i.e. camping, etc) for liability reasons, we encourage you to visit.
You will be asked to fill out information during the purchasing process that indicates to us how you would like to take title, who will be the Grantee on the deed — in other words, who will own the land you are buying — as well as the new address for property tax bills. This is the information that we will record with the County and that they will keep on their records when we convey the land to you.
We allow the buyer to specify Grantee information to enable a buyer to purchase land in the name of those close to them, such as a gift for a child.
We created and signed a notarized deed conveying the land to the person you specified.
We recorded the deed at the county, and instructed the county to return the recorded deed to you.
Please do your own due diligence and confirm for yourself all info on property listing is correct. If you purchase a property on our site you will be required to sign our no-refund policy. We will not transfer the deed over to you until you sign this an agreement of understanding that we will not refund the purchase of property once transferred to you. If this is not acceptable, please do not buy via our website, but instead call us and we can offer a deposit of earnest money to hold a property while you perform your required due diligence or speak with your attorney, real estate agent or other professional advisors as required.

Financial hardship, access, neighbors, noise, smell, weather, family hardship, regulations, fees, cost, animal restrictions, access to food access to jobs, access to water, access to utilities, utility capacity, septic concerns, rocks, sand, bushes, trees, swamps, streams, rainwater, flood zone, squatters, size, topography, view, drugs, schools, HOA anything and everything, churches, market prices, easements, trash, airport, taxes, able to subdivide, public transportation, rule or regulation changes, name, title, unknown liens, acts of god and the list goes on and on.
Please know that you are buying real estate and whatever is attached to it. 99% of the time we have not seen it. We have not visited it. We might have pictures of it and heard stories about it but we don’t know the real estate well enough to cover all the reasons people ask for refunds. Your choice to purchase this real estate is up to you and once we deed it over to you there will be no refunds.
This real estate is sold to you as-is. Please go look at it and answer all your worries now if you have not already. Purchaser acknowledges they are of legal age to enter into this contract and understands they are buying this real estate as-is. We will not insure against loss or damage resulting from the terms and provisions of any lease or easement known or unknown:
GENERAL EXCEPTIONS
A. Rights or claims of parties in possession, or claiming possession, not shown by the public records.
B. Any encroachment, encumbrance, violation, variation, or adverse circumstance affecting the Title that would be disclosed by an accurate and complete land survey of the Land.
C. Easements, prescriptive rights, rights-of-way, liens or encumbrances, or claims thereof, not shown by the Public Records.
D. Any lien, or right to a lien, for contributions to employee benefit funds, or for state workers’ compensation, or for services, labor, or material heretofore or hereafter furnished, all as imposed by law, and not shown by the Public Records.
E. Taxes or special assessments which are not yet payable or which are not shown as existing liens by the Public Records.
F. Any lien for service, installation, connection, maintenance, tap, capacity, or construction or similar charges for sewer, water, electricity, natural gas or other utilities, or for garbage collection and disposal not shown by the Public Records.
G. Unpatented mining claims, all rights relating thereto.
H. Reservations and exceptions in United States Patents or in Acts authorizing the issuance thereof.
I. Indian tribal codes or regulations, Indian treaty or aboriginal rights, including easements or equitable servitudes.
J. Water rights, claims or title to water.
K. Any defect, lien, encumbrance, adverse claim, or other matter that appears for the first time in the Public Records or is created, attaches, or is disclosed after purchase.
